Roof Inspection Calgary | Professional Roofing Assessment – HKS Construction

Professional roof inspection evaluates your Calgary home’s roofing system for damage, wear, and potential failure points caused by Alberta’s extreme weather conditions. HKS Construction’s certified inspectors examine every component of your roof—from shingles and flashing to ventilation systems—documenting issues that require immediate attention or future monitoring.

Calgary homeowners face unique roofing challenges from hailstorms, chinook winds reaching 120 km/h, and temperature swings of 30°C within hours. These conditions accelerate roof deterioration, making regular professional inspections essential for protecting your investment.

What Is a Professional Roof Inspection?

Professional roof inspection goes beyond a visual check from ground level. Certified inspectors climb onto your roof, examining each layer and component systematically. HKS Construction’s GAF-certified inspectors use thermal imaging cameras to detect hidden moisture, moisture meters to quantify water infiltration levels, and detailed 47-point checklists to ensure consistent, thorough evaluations.

During inspection, technicians document:

Shingle condition

Checking for granule loss, curling, and impact damage

Flashing integrity

Examining metal seals around chimneys, vents, and skylights

Ventilation performance

Measuring airflow and checking for blockages

Structural issues

Identifying sagging, water damage, or compromised decking

Gutter system

Assessing drainage and attachment points

Roof age

Classifying roof age and roof replacement urgency

Each inspection generates a detailed report with photos, measurements, and repair recommendations prioritized by urgency.

Why Calgary Homes Need Regular Roof Inspections

Calgary’s weather inflicts more damage on roofs than most Canadian cities. The June 2020 hailstorm alone caused $1.2 billion in damage, affecting 70,000 homes.

Without professional inspection, 2-inch diameter hail damage evolves into leaks requiring $8,000-$15,000 in repairs within 6-12 months.

Chinook winds create additional stress through rapid freeze-thaw cycles. When warm chinook air melts snow on your roof, water seeps under shingles. Temperatures dropping to -20°C that night freeze this water, expanding cracks and lifting shingles. HKS Construction inspectors identify these subtle damage patterns before they escalate.

According to the Insurance Bureau of Canada’s 2023 Severe Weather Report, Calgary-area insurers now require professional inspection reports for claims processing. Following the 2020 and 2021 hailstorms, insurers in Calgary, Airdrie, and Cochrane mandated certified inspection documentation before approving roof replacement
claims.

Regular inspections also maintain manufacturer warranties. Both GAF and CertainTeed require annual professional inspections to keep 25-50 year warranty coverage active—documentation HKS Construction provides with every inspection.

What Our Calgary Roof Inspectors Check

HKS Construction’s comprehensive inspection protocol examines both visible and hidden roof components. Our CertainTeed-certified inspectors spend 60-90 minutes measuring, testing, and documenting:

Exterior Components:

  • Shingle integrity across all roof planes
  • Ridge cap and hip shingle alignment
  • Valley metal and ice dam protection
  • Chimney flashing and cricket installation
  • Vent boot seals and pipe collars
  • Skylight flashing and glazing condition
  • Fascia boards and drip edge attachment

Interior Inspection Points:

  • Attic ventilation calculations (1:300 ratio verification)
  • Insulation depth and distribution
  • Moisture readings on decking and rafters
  • Daylight penetration indicating holes
  • Mold or mildew presence
  • Proper bathroom and kitchen exhaust venting

Inspectors use specialised equipment including 18x zoom cameras for detailed shingle photography, infrared scanners detecting hidden moisture, and drones for steep or dangerous roof sections. Each damage finding, measurement, and photo gets mapped to your roof’s specific layout diagram.

The HKS Construction Roof Inspection Process

Our systematic inspection process, refined over 15 years serving Calgary homeowners with our GAF Master
Elite certification, ensures nothing gets missed:

Step 1: Pre-Inspection Interview (10 minutes)

Inspectors review your roof’s history, previous repairs, and specific concerns. We check records for your neighbourhood’s hail history—Kensington experienced three major hail events since 2019.

Step 3: Detailed Roof Examination (45-60 minutes)

Inspectors systematically check every square foot, marking damage locations on a roof diagram. Hail impact testing uses calibrated gauges measuring dent depth and spacing.

Step 5: Comprehensive Report Generation (Same day)

You receive a detailed PDF report including 20-40 high-resolution photos, repair priority matrix, cost estimates for identified issues, and insurance claim documentation if needed.

Step 2: Ground-Level Assessment (15 minutes)

Examining your roof from all angles identifies obvious issues like missing shingles, sagging gutters, or damaged flashing. Inspectors photograph problem areas for comparison with close-up findings.

Step 4: Interior Attic Inspection (20 minutes)

Checking your attic reveals hidden damage and ventilation problems. Moisture meters detect water infiltration not visible from outside.

HKS Construction’s Better Business Bureau A+ rating reflects our commitment to thorough, honest inspections. Licensed and insured with $2 million liability coverage, we protect both your property and our reputation.

What Calgarians Are Saying:

Skylight flashing repair

We had a slow leak around our bedroom skylight that three different companies couldn’t figure out. One guy said we needed a whole new skylight ($3,800), another said it was the flashing, another blamed condensation. Klodian came up, pulled back the shingles around the skylight, and found there was no back pan installed behind the upper flashing – water was running down the roof deck behind the frame every time it rained. He fixed the flashing properly, added the back pan, and resealed everything. That was seven months ago. Zero leaks since. The other guys were guessing. Klodian actually knew where to look.

Metal Valley Failure

After the big rain in September our living room ceiling started showing water stains right down the middle. Turned out the closed metal valley on our steep roof had been installed wrong years ago by whoever did the roof before us – the valley metal was too narrow and water was overshooting it during heavy downpours. HKS tore back the shingles on both sides of the valley, installed proper W-valley metal, re-shingled, and added ice and water shield underneath. Took about a day and a half with cleanup.

Metal Valley Failure

Called HKS on a Sunday night in February because water was literally dripping through our pot lights near the fireplace. Klodian answered his own phone, asked me to send pictures, and had a crew out Monday morning first thing. The chimney step flashing had separated from the brick – probably from years of freeze-thaw pushing the mortar out. They cut out the old flashing, ground out the mortar joints, installed new galvanized step and counter flashing, and sealed everything with new mortar and caulking. The whole thing was done by early afternoon. We were convinced we’d need a full roof replacement but it turned out to be isolated to the chimney area. Honest diagnosis and quick turnaround.
